Terrace Waterproofing

Terraces and flat roofs are one of the most exposed points of any home on the Costa Blanca: they take direct sun for most of the year, suffer sharp day-to-night temperature swings, and in many cases collect rainwater during the autumn and winter months. Over time, that cycle cracks the joints and the paving itself, and water ends up seeping into the home below.

The first step is always diagnosing the real source of the leak — sealing the surface isn't enough if the crack or open joint causing the problem is still there underneath. We check the condition of the paving, the expansion joints, the drains and where the surface meets parapets and walls before deciding on the most suitable waterproofing system.

Depending on the case, we apply liquid elastomeric membranes (which flex with small structural movements without cracking) or waterproof sheeting, always with prior priming in the most critical areas: parapet junctions, drains and expansion joints, which are almost always where a leak starts.

The summer heat and the autumn and winter rain are the two extremes that put the most strain on a terrace in the Vega Baja: sun dries out and cracks poorly applied sealants, and accumulated rain finds those cracks to seep through.
