Why there's no single price per square metre

Any painter who quotes you a flat price per square metre before seeing your villa is either guessing or planning to adjust the price once they see the real condition of the walls. The truth is that two villas of exactly the same size can cost very different amounts to paint, depending on factors that only become clear on site.

The factors that actually determine the price

Surface area — the total square metres of wall or façade to be painted, including height if it's an exterior job with more than one storey.

Condition of the surface — cracks, damp patches, flaking paint or old artex/textured coating all need treating before a new coat goes on, and that preparation work is often the biggest hidden cost in a cheap quote.

Access and height — a single-storey villa with easy access costs less to paint than a two-storey façade requiring scaffolding or a platform lift.

Whether the property is occupied — working around furniture and residents takes more time and care than an empty property.
